Screening the offer is very important! Get comfortable with the contract forms. The major things to remember here are:
A. Has your potential buyer been pre-qualified or pre-approved, there is a difference. Have you talked with their lender?
B. The highest and best offer is not always the best offer. Look into more than just the numbers. Terms regarding deadlines, inspections, and additional contingencies are important!
C. Cash offers are not necessarily better offers. Almost everyone bank offers a "same as cash" program these days.
D. Stay on top of your timelines!
Do your research, it’s important to know when a buyer can and cannot back out of the contract. Their deposit/earnest money is on the line.
